A Follow-Up to Yesterday’s Session With Ronan

The hour flew by and we were unable to answer several of your questions. So I wanted to circulate some FAQs (which Ronan and his team helped me answer):

Q: Who is Ronan McMahon?

A: Ronan McMahon is the Oxford Club’s Real Estate Strategist.

Ronan is an international real estate investor devoted to helping Members invest in real estate around the world for big gains in capital appreciation and rental income.

His own real estate journey began over 20 years ago, and he’s been traveling the world ever since, uncovering opportunities. He has found those opportunities in places such as Mexico, Panama, Costa Rica, Portugal, Spain, France, Ireland, Brazil, Thailand, Belize, Croatia and beyond.

We’ve worked with Ronan and his brainchild Real Estate Trend Alert(RETA) for years. Ronan often speaks at our annual Investment UConference and many Oxford Club Members own properties discovered by Ronan and his team.

In September, when I became the CEO of the Oxford Club, I stated that one of my goals was to introduce Members to new and exciting opportunities. Bringing Ronan on as the Club’s Real Estate Strategist and directly bringing his real estate deals to Members is one of the ways I’m accomplishing that goal.

Q: How do I access content and real estate deals from Ronan?

A: As the Club’s new Real Estate Strategist, you’ll be hearing more from Ronan in our e-letters around the Club.

Q: How does Ronan find international real estate deals?

A: According to Ronan, there’s a whole world of real estate out there. But most of it doesn’t stack up when it comes to turning a profit.

That’s why he generally follows three important steps when looking for a good deal…

1. Identify a “big idea” that will lead to profit.

Ronan is in the business of identifying the trends, market forces, and early-in opportunities that drive real estate markets… and deliver strong returns. Before Ronan sends details of a deal launch, he’s been researching, putting boots on the ground and meeting high-level contacts in the destinations where he feels there could be a hot opportunity.

By doing that, he identifies the places where we can buy low in a market that’s set to take off. The big idea differs from place to place. By “big idea” Ronan means the strategy, market quirk, or trend that’s underpinning a profit opportunity.

2. Identify the best-in-class developer.

Once Ronan identifies the right market and the right strategy to use to profit from the “big idea,” he identifies a best-in-class developer with a long-standing track record of success in the area. From there, he uncovers the best project they have in the works. Next, he has his lawyer check the paperwork and permits, etc. And then the negotiations begin.

He looks for deals where members get the best possible price… often 10% to 20% lower than anyone else pays… locking in significant capital gains from the get-go.

Why do these developers agree to offer us the unbeatable pricing they do?

Well, it’s a simple win-win for each side. The developer gets quick and discreet sales from our group… allowing them to go to the local market with sales under their belt and the confidence to charge higher retail prices (i.e., the price everyone else pays) and we get a deal at a price no one else can even dream of.

3. Launch the deal.

Once everything is in place, Ronan will send the details by email to Chairman’s Circle Members through the new Overseas Wealth letter. He’ll explain what makes this deal so good, why it makes sense as an investment, and why he expects it will be profitable. He’ll tell you a specific day and time when a new deal will open to Members. The type of deal varies. It could be a condo in an up-and-coming neighborhood in a buzzing, growing city, a gated villa community by a stunning tropical beach, or a luxury home in the Caribbean.

Often, on these deal launches, we will be getting in “pre-release” – before the project is released to the public at higher pricing. And we’re often buying “pre-construction” – before building has started.

By getting in so early, we can lock in the biggest upside.

After that, it will be up to you if you want to act!

If the deal is for you, you inquire and a reservation team will walk you through picking your preferred condo, home or unit, figuring out the payment plan and financing, and any other questions that you might have. Usually, you’ll pay a refundable deposit to secure your deal. Not every deal will suit your personal investment needs. That’s okay. Ronan will bring you a range of deals to choose from.

Q: How does Ronan and the Club get paid on these deals?

A: Ronan and the Oxford Club receive a fee for getting these deals in front of Members. Much of which gets plowed back into travel and research.

Q: Where is Ronan looking for deals now?

A: As I mentioned in the Clubroom, Ronan recently released his free report, “The Best Places in the World To Buy Real Estate in 2024.” In the report, he discusses some of the biggest ideas he sees in international real estate right now.

Q: When will Ronan’s next deal happen?

A: As I mentioned before, Ronan has been spending a lot of time in Panama and you’ll be hearing more about his latest deal there in the next few weeks.

If you’re interested in one of his deals, act quickly! They usually go very fast.

But if you miss out on one, there will be others. On average, Ronan finds a deal every six weeks.

It’s important to note that you can reserve a deal 100% risk-free with a fully refundable deposit.This gives you time to do your own due diligence and make sure everything is perfect before committing to anything.
